Housebuilders have brought forward a reserved matters application to build 49 homes in Thaxted.

In July this year, Countryside Homes were given outline planning permission from Uttlesford District Council for the land to the east of Wedow Road - establishing the principle of the development and the access arrangements.

The development will feature a mix of house types, ranging from accessible ground floor maisonettes to larger family houses - with 40 per cent allocated as affordable housing.

According to developers, the blend of homes aims to create a "balanced community and allow residents to remain in Thaxted as their needs change" - ensuring options for homeowners at various stages of life.

The proposals now also include provision for new green spaces and children's play equipment, as well as a footbridge over Cripsey Brook which will link into existing rights of way.

A new priority junction will enable vehicles to access the site off Elers Way, which was determined by the approved outline planning application.

As part of the development, financial contributions will be made towards infrastructure and services in the area, including contributions towards early years, primary and secondary education.

Countryside has said the contributions will be made in a staggered way to ensure that Essex County Council has the funds to improve school places ahead of the new homes being occupied.

A consultation event will be held from 6.30pm to 9pm on Thursday, November 14 at Pam's Place, 2 Vicarage Lane, Thaxted, CM6 2RL.

This is a chance for the community to have their say on the proposals and give feedback before the application is submitted to Uttlesford District Council.
